A turnkey renovation means you hand over a set of keys and take them back at the end. Everything between those two moments is ours — the design, the drawings, the engineering, the demolition, the trades, the materials, the fitted furniture, the snagging and the warranty. There is no main contractor to appoint, no separate designer to coordinate, and no gap between the drawing and the wall for a decision to fall through.
All labour and materials, at one fixed price. Everything named in the specification is in the quotation you sign — no provisional sums, no shopping lists to chase, and no surcharge raised halfway through because something was left out of the original number.
Apartments, villas and houses taken in their entirety — including everything specified, sourced and supplied through us.
The programme is fixed in writing before works begin and reported against weekly. A date we can hold beats a date that sounds better.
Scope, specification and programme agreed before a wall is touched. Any change is priced and signed before it happens.
Staged against completed milestones, inspected before release. Never in advance of the work.
The renovation starts on paper. Measured survey, planning solutions until the layout is settled, photorealistic visualisation of every room, then the complete technical set the trades build from — drawn by us, for a site we run ourselves.
Demolition, removal and the structural groundwork the rest of the project stands on. This is the stage nobody photographs and everybody feels later — a floor that isn't level or a screed that isn't dry will show through every finish laid on top of it.
Everything behind the surface, designed before it is installed and coordinated against the interior so that services disappear into the finish rather than being worked around after the fact.
The layer that gets judged. Stone set out from a drawing rather than improvised at the wall, ceilings with shadow gaps that hold a line, and decorative work by trades who do only that.
Drawn against the surveyed space, manufactured by our vetted workshops, installed by our own fit-out teams and adjusted after installation — because a door that closes perfectly in a workshop does not always close perfectly in a building.

Everything specified in the design is sourced and supplied through us at trade terms — from the fixings to the authored furniture piece. We specify materials we have used for years and know how they age, and nothing is substituted between the drawing and the delivery.
British-standard supervision applied continuously rather than at the end. Every stage is inspected against the issued drawings before the next stage covers it up — which is the only moment most defects can still be corrected cheaply.
Snagged against the approved drawings, cleaned, styled and walked through with you room by room. The warranty certificate is issued at handover, and if something needs attention afterwards one call is enough.
A designer, a contractor and a fit-out firm each doing their part correctly can still produce a room that doesn't work — because the failures happen between them, not inside them. Taking the whole scope is the only way to remove that gap entirely.
A renovation goes wrong in the sequencing far more often than in the workmanship. This is the order every project follows, and the checks that sit between the stages.
Filmed on our own sites. This is what the stages above actually look like between the first day and the last — ending in a room somebody now lives in.
Kitchens, bathrooms, bedrooms and storage are not separate services we sell — they are rooms inside a renovation we deliver as one.
Not one kitchen, one bathroom or one wardrobe on its own. A room delivered inside someone else's renovation depends on work we didn't do and can't stand behind.
We don't sell drawings for another company to build. A design stops being ours the moment it is interpreted, and we won't be judged on a result we didn't control.
Repainting, patching and light cosmetic work isn't what our teams are set up for. We take complete, high-specification renovations.
Each of these was designed, engineered, built, fitted out and handed over by the same company.
All labour and all materials. Stone, tile, sanitaryware, brassware, doors, ironmongery, lighting, appliances and furniture are sourced and supplied by us at trade terms as part of the project.
You are not sent a shopping list and left to chase suppliers, and nothing arrives on site that wasn't specified.
No. We take properties in their entirety, not individual rooms or individual items.
A single room dropped into an existing renovation sits on floors, services and substrates that someone else installed. If those are wrong, the room fails and the warranty is meaningless.
Yes. The quotation is itemised against the completed drawing set, which is why we produce the drawings before we price — a price given without documentation is an estimate pretending to be a quotation.
If you change your mind during the works, that change is priced and agreed in writing before it is carried out.
The design stage runs from three months. The construction programme depends on the size of the property and the complexity of the engineering, and is fixed in writing before works begin.
Progress is reported to you weekly against that programme.
One named project manager runs the site and is your point of contact throughout. Above them, the founder stays involved from the brief to the handover.
You never have to relay a message from a designer to a contractor — they work for the same company.
A four-year warranty on works is issued as a certificate at handover. Goods supplied through us also carry their manufacturer guarantees, which we register and hold on your behalf.
One call is enough — there is no argument about which trade is responsible, because they were all ours.
Yes — the United Kingdom, the United Arab Emirates and Georgia. The management standard, the documentation and the quality control are identical in each.
What differs is local regulation and supply chains, handled by the local team rather than passed to you.
On a full turnkey renovation, no — and we will say so at the brief rather than three weeks into the strip-out.
The programme is faster and the finish is better with unrestricted access to the property.
